Great question! Short answer: yes! Rental Piece guarantees your monthly dividends. Actually, we pay them to you! Part of the beauty of Rental Piece is the elimination of certain risks and operational headaches. When you invest, we move your first 12 months of dividends into a secured escrow account that pays you monthly. You never have to worry about that tenant walking out.
Rental Piece holds a reserve with enough funds to cash out all investments at the same time (although we hope that doesn't happen). By doing so, you can rest assured that your funds will always be available whenever you need them. While we do maintain the right to temporarily freeze withdraws during extreme market conditions, we have never executed that clause. It is your money, do with it what you please.
Rental Piece has a one time sourcing fee on cash-out transactions. The amount depends on which quarter you cash out in. Q1 - 8%, Q2 - 7%, Q3 - 6%, Q4 - 5.25%, Y1 - 4.75%. The longer you hold your investment and collect your monthly dividends, the more you make and the less we charge. Think of it as a reward for being such a good investor.
Each investment has a max hold time, or maturity date, of 12 months. Q1 is the first 3 months after your initial investment. Q2 is months 4 through 6 after the initial investment. Q3 is months 7 through 10 after the initial investment. Q4 is months 11 through 12 after the initial investment. Y1 is 365 days after the initial investment.
Congrats! If the property owner sells their rental home while you have money invested, you get cashed out for your equity at the gross sales price and your position is closed. In other words, you make money! Time to reinvest.. or buy a Channel Bag, whatever you fancy.
No need to fret. If the property owner forecloses their rental home while you have money invested, you get cashed out for your equity at the displayed market value and your position is closed. Rental Piece buys you out. From there, we take the home through the standard foreclosure process and wait for funds. We wait, you don't.
